The District of Peachland has evolved into a "hillside" community due to the combination of geographical location and terrain of the area. Bordered by Okanagan Lake and the slopes of Mount Drought and Mount Coldham, Peachland has been forced to develop into a linear community. Lands of 20-30% slopes occupy the most area, while critically steep (40% and greater) slopes form the hill above the downtown core as well as other areas.
Due to the physical profile of the area, only a small pocket of industrial development has
occurred in the uppermost part of Peachland. A total of six parcels constitute this area's
industrial supply, of which all are greater than 4 acres in size. The combined area of these
properties is 46 acres, which is 3% of the total area of zoned industrial land in the Central
Okanagan. The entire industrial area of Peachland is zoned I-1 for light industrial uses and
warehousing. Only 33% of the area's industrial zoned land is developed and occupied. The high
vacancy rate is attributed to not only the location of these areas, but also to the fact that limited
services to these sites have afforded little development.
The District of Peachland is working towards encouraging appropriate industry to locate in the
area in support of economic development and diversification initiatives. To achieve these
initiatives, it is planned that roadway access and water service will be improved. Ultimately
sanitary sewer is to be extended, and a high-level bypass road may be constructed in order to
facilitate regional access into the industrial area. The possibility of annexing lands outside the
Municipality in the vicinity of the existing industrial area is also being considered to bolster
industrial growth.
The area from the west side of Okanagan Lake, south of Highway 97C and Highway 97 Interchange including the District Municipality of Peachland and Okanagan Lake Park.
