Kelowna is located in the Central Okanagan (Regional District of the Central
Okanagan) which is situated along the shores of the Okanagan Lake in the
southern interior of British Columbia. The region
consists of more than 3,000 square kilometers (1,804 square miles) of diverse
ambience and topography that attracts hundreds of businesses and thousands
of tourists every year. The Central Okanagan stretches over 7,296 acres
of mountain peaks that rise to more than 7000 feet, and across miles of
clean sandy beaches. This district has continued to be the focal point for
population and industrial growth in the beautiful Okanagan Valley for the
past 30 years. As of 1999, the population is approximately 150,000, which
constitutes over 50% of the valley's total inhabitants.
With a population of approximately 100,000, Kelowna is the largest community in the Central
Okanagan. It drives a vibrant retail and commercial base of businesses that attracts a trading
area of 450,000 residents and is the largest urban, business, commerce retail shopping and health
centre between Greater Vancouver and Alberta. Kelowna is approximately 400 km east of
Vancouver and 130 km north of the United States border.
Currently 65% of 910 acres of industrial zoned land in the Central Okanagan
is located in Kelowna. Land zoned for industrial use is mainly in three
regions: north of the Downtown core, along Highway 97 corridor, and in the
northern sector along Beaver Lake road. The city is focused towards creating
a diverse community that is rich in all forms of development, including
residential, commercial and parks and open spaces. Land designations are
therefore crucial allowing for the coexistence of these land uses in order
to create a comfortable, viable community.
